Our Story & Expertise

Selexy Properties Spain was born from a shared dream–  a dream of building a life that values freedom, purpose, and meaningful work.

In 2021, we began envisioning a future where we could enjoy life while building a business we are truly passionate about. That vision led us to Spain, a country whose sunshine, climate, and active lifestyle perfectly matched the way we wanted to live and work. By 2025, we were fully settled and ready to take the next step: expanding into real estate, a field that has long been at the heart of our professional experience.

Gertrude brings over a decade of hands-on experience in property management and real estate in the Philippines. She worked as a freelance Property Manager for a membership resort and managed multiple houses and condominiums for private owners. Through this, she gained extensive experience with international booking platforms such as Agoda, Booking.com, and Airbnb. In addition, she worked as a property sales agent for a well-known real estate developer, strengthening her skills in client relations, sales, and property transactions. Today, she continues to build on this foundation while studying toward her real estate licensing in Spain.

Jelle complements this with more than 15 years of experience in the construction industry in Belgium, where he successfully ran his own company building houses and apartment projects. His deep technical knowledge, understanding of building quality, structure, and materials allows him to evaluate properties beyond surface level — offering clients valuable insight into construction standards and long-term value.

Together, we combine real estate expertise, construction knowledge, and real-life relocation experience, a powerful foundation for guiding our clients with confidence and transparency.

Having gone through the relocation journey ourselves, we understand the questions, concerns, and decisions involved. Our primary focus area is Murcia (Costa Calida), where we currently concentrate our services. However, we are also happy to provide guidance and advice for surrounding regions such as Alicante (Costa Blanca), helping clients make informed decisions across southeastern Spain.

  • VAT (IVA): 10% (standard across Spain for residential new builds).

  • Stamp Duty (AJD): This varies by region. In the Costa Cálida (Murcia), it is currently around 1.5%, while in the Costa Blanca (Alicante), it is also typically 1.5%.

  • Notary & Registry Fees: Usually around 1–2% to cover the legal registration of your new home.

  • Legal Fees: We always recommend using an independent lawyer to handle the paperwork.

Absolutely. Under Spanish law (Law 20/2015), developers are legally required to provide a Bank Guarantee or insurance policy for every payment you make during the construction phase. This ensures that if the developer fails to complete the property or faces financial issues, your money is protected and can be recovered with interest. We only work with reputable developers who provide these mandatory guarantees.

Buying new offers much greater peace of mind than a resale property thanks to the "Ley de Ordenación de la Edificación" (LOE), which provides three levels of protection:

  • 1 Year: For minor finishing defects (paint, tiles, etc.).

  • 3 Years: For defects in installations or elements that affect habitability (plumbing, electricity).

  • 10 Years: A structural guarantee (Seguro Decenal) covering the foundations and main structure of the building.

One of the biggest advantages of buying at the "off-plan" stage is personalization. Depending on the stage of construction, most of our developers allow you to choose:

  • Kitchen cabinets and countertops.

  • Floor tiling and bathroom finishes.

  • Internal wall colors.

  • In some cases, minor changes to the internal layout or the addition of extras like a private pool or underfloor heating.

Yes, an NIE (Número de Identidad de Extranjero) is a mandatory tax identification number for any non-Spanish person buying property in Spain. You will need it to sign the title deeds, open a Spanish bank account, and set up your utility contracts (water/electricity). We can assist you or introduce you to legal experts who can help you obtain your NIE quickly and easily.
